300 Gray's Inn Road is a mixed-use retrofit and extension scheme in King's Cross (WC1X) by Beltane Asset Management, transforming the existing eight-storey Battle Bridge House — formerly the Bupa Centre — into a combined residential and office building. Designed by Haptic Architects, planning approval was granted by London Borough of Camden in December 2023.
The scheme adds two storeys to the existing building, creating seven new apartments in the residential extension — comprising three one-bedroom, three two-bedroom, and one three-bedroom flat — alongside refurbished commercial workspace below. The total floor area grows from 3,785m² to 5,056m². King's Cross St Pancras station, with access to six Underground lines, Eurostar, and Thameslink, is within walking distance.
