How has the Renters' Rights Act 2025 changed letting?

Substantially — it is the biggest change to English tenancy law in a generation, in force since 1 May 2026. New tenancies are periodic rather than fixed-term; Section 21 “no-fault” eviction is abolished, with possession available on statutory grounds; rent can rise at most once a year through the Section 13 process; a property must be advertised at a single stated rent, and inviting or accepting bids above it is banned; and pet requests cannot be unreasonably refused. We set tenancies up on this framework from day one rather than adapting old templates.
