High Street Kensington (District, Circle) is central with excellent shopping. Notting Hill Gate (Central, District, Circle) serves the north and offers Central Line. Olympia (District, Overground) is useful for exhibitions. Kensington (Olympia) provides limited Overground services to Clapham Junction and Shepherd's Bush.
Lycée Français Charles de Gaulle is a major draw for French families. Thomas's Kensington, Wetherby, and Fox Primary are highly regarded prep schools. Holland Park School is one of London's most sought-after comprehensives. Multiple international schools nearby including German School and Japanese School.
Kensington prices rose 10% in 2025, reaching an average £1,950 per sq ft. Family house stock remains critically tight, with 60% of transactions completing above asking price. French buyer activity increased 25% year-on-year following Lycée expansion. The Kensington Forum development (former hotel site) will add 350+ units by late 2027.
Kensington's royal connections date to 1689 when William III purchased Kensington Palace, transforming the area from rural village to fashionable suburb. The Great Exhibition of 1851 funded the "Albertopolis" museums complex. Kensington developed as London's wealthiest residential area in the Victorian era, with grand mansion blocks built for the upper middle classes. Kensington attracts international families drawn by excellent schools, particularly French families near the Lycée. The area has strong contingents of diplomats, senior professionals, and inherited wealth. More family-oriented than Mayfair, less bohemian than Chelsea.
