Overview

East Quay, also known as Vulcan Wharf, is a mixed-use development in Stratford (E15) by London Square and Peabody, delivered through a joint venture called Vulcan Wharf Holdings LLP. The 1.35-hectare site sits at the confluence of the Bow Back River and the River Lea, within the Pudding Mill masterplan, with completion targeted for 2026.

The scheme delivers 484 homes, of which 35% are affordable, alongside 9,378 sq m of commercial space including light industrial units. Designed by Assael Architecture and Metropolitan Workshop, the buildings feature a brick and stone facade with corrugated detailing that references the area's industrial heritage. A new public park named Heylyn Gardens is created at the river confluence, with improved pedestrian and cycle links connecting the western banks of the River Lea to the Olympic Park.
