IQL North apartments

IQL North is a mixed-use development in Stratford (E20) by Hadley Property Group, located on a 3.18-acre site on International Way directly opposite Stratford International station, on the edge of the Queen Elizabeth Olympic Park. Planning approval was granted unanimously by the LLDC Planning Decisions Committee, with completion targeted for June 2028.

The scheme will deliver 672 new homes, of which 172 are Social Rent, alongside 909 purpose-built student accommodation units at 42.5% affordable overall. Mecanoo is the lead design architect, with Buro Happold as engineer and Delva as landscape architect. Over two acres of high-quality public realm are planned, with food and beverage, retail, gym, and co-working space. Stratford International, Stratford (Elizabeth line, Central, Jubilee, DLR, and High Speed 1), and Westfield Stratford City are all adjacent.
